Property Management

Good management means you're never the last to know about your own building. Viranda keeps lease events, income, outgoings and maintenance in view, and tells you what needs attention before you have to ask.

Is your current management doing enough?

If you're questioning your current management, start with a free initial assessment. Send an enquiry and we'll ask for the relevant property information. You'll receive a report highlighting what stands out, information gaps and suggested next steps.

Request a management review

How your management review works.

Share your property details

Send an enquiry to get started. For the assessment, we need the annual rent, number of tenants, lease terms, property type, body corporate status and any significant unresolved issues. A copy of the lease is ideal.

Receive your free report

We'll assess the information you provide and prepare an initial report outlining our observations, information gaps and suggested next steps. The Viranda team checks it before it's sent to you.

Decide your next step

Read the report and decide whether you'd like to take things further. If so, we can arrange a call to discuss your needs and the next steps towards a detailed management proposal, including our service and fees.

Questions owners ask.

Working with Viranda

Is Viranda the right fit for my property?

We work with private owners of single buildings through to families with several commercial properties across Auckland, whether they live locally or overseas. If you're considering handing over the day-to-day management, we can discuss your property and the support you need.

Can Viranda help before I buy?

Yes. We help you review the lease, tenant, property costs and purchase assumptions, working alongside your lawyer and other specialists through due diligence. We can also manage the property afterwards. Some properties we bought for clients in the 1990s are still under our management today.

What does a management review cover?

The free initial assessment considers the property information you provide, including leases, rent, outgoings and available maintenance and compliance records. You'll receive a report with our observations, information gaps and suggested next steps. If you'd like to proceed, we can arrange a call and gather any further information needed for a detailed management proposal covering our service and fees.

Services and next steps

How does Viranda charge for buying and selling?

We explain the service, scope and applicable fees with you before work begins. The support you need will depend on the property and the transaction.

What should I bring to the first conversation?

Start with the property address and what you'd like help with. If available, leases and estimated outgoings help us understand the property. We can then discuss what further information is needed.

Example assumptions

Net rental income $100,000 a year, increasing 6% every two years. Yield moves from 5.75% to 5.25%. Opening loan $900,000 at 6% interest. Ten-year term; no settlement costs.

Surplus income repays the loan, then is paid to the owner. Shortfalls increase borrowing. IRR includes distributions and final equity. Sale costs, tax and GST are excluded.
